Called One Park Drive, the project is located at the corner of 9th Avenue and 11th Drive on the north side of the Bonifacio Global City (BGC), Avida Land President Christopher B. Maglanoc told reporters yesterday.
“One Park Drive is Avida Land’s first office development project, and it is also a first of its kind in BGC, since it is specifically planned for mid-sized business owners who desire to own a suitable office space in a prestigious address,” Mr. Maglanoc said.
“One Park Drive is an office building for businessmen and entrepreneurs who seek to own and hold office in a good location, with the right size and manageable maintenance cost,” he added.
Herbert Herrero, Avida Land property development manager for South Metro Manila and South Luzon, said the company hopes to use its experience in residential development in expanding its operations to office condominium projects like One Park Drive.
“The experience in residential development really allowed us to understand well the needs of the market and it is reflected on the way we plan and design our developments both the subdivisions, and the residential condos. And we would like to bring in some of those principles in office developments,” Mr. Herrero told reporters yesterday.
Backed by Ayala Land’s commitment and rich legacy, One Park Drive offers companies with about seven to 20 employees a chance to move up to a more prestigious office address in Taguig.
He said One Park Drive has 20 floors with 226 office units available for sale starting at P8.5 million each.
Mr. Herrero said there will be 13 office floors, and six podium parking floors that has 379 parking slots.
One Park Drive will have seven elevators to service office owners. There will also be a retail area at the ground floor, which will house convenience stores, restaurants, and banks, among others.
Mr. Herrero said Avida Land will also offer conference rooms and function rooms at the seventh floor to give office owners extra space to conduct meetings, and other events.
There will also be an open deck and lounge at the rooftop to let office owners enjoy all the perks of having a big office, but with the charm of a refined, boutique setting, he said.
Mr. Herrero said One Park Drive will be built across a sprawling open park, which will give office owners “a chance for a leisurely stroll amid the lush greenery after a hard day’s work.”
“It is really a rare opportunity for a development to be built facing a park,” Mr. Herrero said.
“I think that’s what set the development apart from other projects in Bonifacio Global City,” he added.
He said the office spaces can all be fully customized, starting at 65 square meters, and could go as large as 150 square meters.
Turnover of the office spaces is scheduled to start on the second quarter of 2017.
“Your office address is not only a reflection of the business owner and the business. It really gives the impression on the credibility of the business, probably, to a certain extent, even the prestige depending on its location because an office address is to the business owner as the home is to the family,” Mr. Herrero said.
Ayala Land is operating under five major brands: Ayala Land Premier for the upscale segment; Alveo Land for the upper and middle-income sector; Avida Land for affordable housing; Amaia Land for economic housing; and BellaVita for socialized housing.
Last year, Ayala Land earmarked P65.5 billion for the completion of ongoing developments, and the launch of 69 new projects with a combined value of P129 billion.
Ayala Land earlier announced that it plans to spend around P70 billion this year for capital expenditures. -- JOV
